In short

What the MK estates need.

Milton Keynes is home ground. Most of the city is within about 15 minutes' drive of central Milton Keynes, so Terry can usually come and look within a few days, and you get a written price on the visit. The grid estates were built from the 1970s to the 2000s, so many original concrete and tarmac drives are now 30 to 50 years old, and front gardens on the newer estates are often turned into a second parking space. Block paving, resin bound and patios suit them best.

  • Written price agreed before work starts
  • 200mm to 250mm of compacted stone under every drive
  • Site swept and waste gone every day

Know the area

The grid estates of Milton Keynes.

Most of the city is grid-square estates built from the 1970s to the 2000s, with a mix of small front gardens, parking courts, garages set back from the house and shared or paired drives. The original concrete or tarmac drives on the older grid estates are now 30 to 50 years old and are the most common thing to replace, and front gardens on the newer estates are often converted to a second parking space. The older towns inside the city (Bletchley, Wolverton, Stony Stratford, Newport Pagnell) have their own pages with their own housing notes.

What suits these houses

Across MK the housing runs from Victorian terraces in the old towns to estates built in the last few years, so there is no one right drive. On the newer estates with a shared front and a narrow plot, resin bound or a simple block pattern makes the most of the space. On the older grid estates, where the original concrete or tarmac drives are 30 to 50 years old, block paving with a border is the classic MK look, and it can be lifted and relaid if a utility ever digs it up.

Local rules

Kerbs, councils and skips in Milton Keynes.

The council, the drainage rule and where the skip goes. Terry checks all of it on the visit, so you know what to expect before you commit.

Dropped kerbs and the council

Milton Keynes City Council's highways team has to approve a dropped kerb first (there is a fee for a residential application), then a contractor licensed by the council to dig up the pavement does the work. It is an offence to cut into the road, the pavement or a redway (MK's network of red cycle and foot paths) without that permission. Terry handles the council application and arranges the kerb with the drive; the council approves the contractor and sets the fee. How dropped kerbs work.

Conservation area

Milton Keynes has 27 conservation areas, mostly the old villages and towns such as Great Linford, Loughton, Willen, Woughton on the Green and Shenley Church End; in those, boundary walls and paving in front of a house get more scrutiny, and the council can ask for materials that match the street. It does not stop you having a new drive or patio; Terry checks what applies to your house before you choose a material.

Drainage and planning

Since 2008, new or replacement paving over five square metres in a front garden in England needs planning permission unless it is permeable (permeable block paving, resin bound on a permeable base, porous asphalt, gravel) or the rain runs off to a lawn or border to soak away on your own land. The paving, base and drainage are designed together for the site. Read the planning guide.

Parking and skips

On the grid estates parking is mostly off street or in courts, so the team can usually park a van and a skip close to the house; a skip on a public road or redway (the red cycle and foot paths) needs a council skip permit, which we sort for you.

“Absolute 10/10 job. Organising job was so easy. Patio extenstion was at the best price we found. Job completed in a few hours to perfection and left spotlessly clean. Couldnt of ask for anything more. Now we can enjoy our garden this summer!”

Terry and his team just did an amazing job of our driveway, which was deliberately installed incorrectly 5 1/2 years ago by another company. Terry understood this and reduced our worries of repeat problems. We are so grateful to them all, working long days in extreme humidity and heat. Thank you…

Questions people in Milton Keynes ask Terry.

Do I need planning permission to pave my front garden in Milton Keynes?

Not if the surface is permeable or the rain runs off to a lawn or border on your own land, which is how Terry plans a drive. Over 5 square metres of solid paving draining to the road would need permission, and a conservation area or listed house can add rules. Terry checks which applies to your front on the visit.

Can you drop the kerb on a grid estate or next to a redway?

Yes, but the council has to approve the dropped kerb first, and nobody can cut a kerb or a redway without that permission. Terry will tell you at the visit whether your road is likely to be approved.

Which driveway suits a house in Milton Keynes?

Across MK the housing runs from Victorian terraces in the old towns to estates built in the last few years, so there is no one right drive. On the newer estates with a shared front and a narrow plot, resin bound or a simple block pattern makes the most of the space.

Where do the van and skip go on a job in Milton Keynes?

On the grid estates parking is mostly off street or in courts, so the team can usually park a van and a skip close to the house; a skip on a public road or redway (the red cycle and foot paths) needs a council skip permit, which we sort for you.
